APRIL 30, 2026 - FORECLOSURE SALE STOPPED - BIDDER WALKED AWAY: (Seaplace Condo vs Graham): In a judicial foreclosure initiated by the Homeowner's Association, this Client sought my help 3 days prior to the sale. After immediate review, the Client retained our services to file an Emergency Motion in Objection to the Sale on various procedural grounds. The motion was ignored by the Court, the auction was held and the property was sold to the highest bidder. We worked with the homeowner who notified the buyer that they would be buying his property incumbered by a Senior lienholder and would lose the property in a subsequent judicial sale. The bidder "walked away" from the purchase after being made aware and did not lose the $78,500.00 he would have lost, This was a win-win for both parties and the homeowner remains in the property to date.
FEBRUARY 13, 2026 - FLORIDA ROOF SPECIALIST VS CLAYTONS $34,247.13 DISMISSAL: (Florida Roof Specialist vs Clayton): I received a referral from an existing Client regarding this case. After a consult and case review with the Claytons, they retained my services and a Motion to Dismiss or in the Alternative Stay the Proceedings pending the Florida Attorney General's injunction against the Company for fraud and misrepresentation. At the hearing the Court indicated it would dismiss the case, and later dismissed it after the Defendants retained a free advocacy attorney.
DECEMBER 10, 2025 - THE COURT DENIED PETITIONER'S INJUCTION: (Barclay vs Barclay): Often times when relationships turn bitter, it is not always an amicable departure. Mr. Barclay was required to defend against a retaliatory domestic violence injunction that was clearly unsupported by the Petitioner. The only evidence were allegations of verbal disagreements between the parties, which happens in relationships. After oral testimony, the Family Court could see right through the Petitioner's allegations and dismissed the injunction.
JULY 27, 2025 - TEXAS CASE AGAINST FLORIDA RESIDENT $45,000.00 ESTATE CLAIM DISMISSED: (Osborne vs McCoy) This case involves a lawsuit seeking and injunction and monetary damages regarding an estate by a Texas resident. The case was filed on June 6, 2024 by Plaintiff Osborne naming Miss McCoy, a Florida resident as a Defendant. Many motions had been filed by the parties prior. On June 3, 2025 I was retained by Miss McCoy to assist her in the litigation. After case review and discussion, I prepared a Motion to Dismiss filed June 23, 2026. After pleading were complete, on July 27, 2026 the Court dismissed the Plaintiff's Complaint for lack of jurisdiction.
$2,400.00 JUDGEMENT PLUS COURT COST AGAINST LANDLORD - October 2023 (Foster vs Gruenther): a Jacksonville Florida client was dealing with a landlord tenant issue. After reviewing Florida's Landlord Tenant Act and applicable caselaw, we devised a strategy that would insure the $2,400.00 Security Deposit he planned to keep would be returned. We filed a suit in small claims court and served the landlord. Thereafter, I filed a Motion for Summary Judgment prior to the scheduled hearing. The landlord had his attorney prepare a motion to dismiss (the landlord paid $1,200,00 for the motion) one day prior to the hearing. At the hearing the Judge denied his motion. We had a trial and I argued the issues. As you can see, the Court ruled in our favor. See Court Final Judgement Order
$800,000.00 FORECLOSURE STOPPED - HOME FREE AND CLEAR: In a judicial foreclosure dog fight that has lasted for more than 8 years, Bank of New York Mellon's case against my client was dismissed in federal court on October 16, 2018, giving her a FREE and CLEAR house. I participated in the beginning phase as a researcher and ghost writer assisting my long-term friend who became a client from losing her home. The home was purchased right before the 2008 housing market crash. We did everything possible have her bank recast the note or do a loan modification they tricked my client and attempted to foreclose. $35,000.00 SURPLUS CHECK ISSUED BY COUNTY TO CLIENT ON FORECLOSED PROPERTY:
After being contacted by my client regarding the $35,000.00 Surplus funds she had no idea she was owed, we contracted with her to recover those funds. Her husband had passed away but never told her about land he had purchased purchased for investment purposes. I disclosed all the information necessary to show her she was now the rightful owner and heir to her husbands property but we needed to file a claim to recover the refund before it goes to the state. She did everything I instructed her to do, and within 45 days after submitting the necessary paperwork, she received a $35,000.00 check from which she gladly gave me a 10% fee for my assistance and recovery of the funds.
